The buyer's first call is now a prompt
A buyer in London, Mumbai or Moscow considering a Dubai apartment used to start on a property portal. Many now start with a question to ChatGPT or Perplexity, because the assistant can combine the portal, the reviews and the regulations in one answer. The questions are specific, and they decide which brokerages get a call.
- "Which real estate agency in Dubai is best for off-plan investment under AED 1.5 million?"
- "Trusted broker in Dubai Marina for a ready apartment, buyer is overseas, needs power of attorney help"
- "RERA registered agent in Jumeirah Village Circle who speaks Russian"
- "Best agency to rent out my villa in Arabian Ranches, what do they charge"
- "Which brokerages have the most transactions in Business Bay"
- "Is [agency name] legitimate, RERA number"
What the engines look for
Area and property type, stated. A page for each area you actually work, with the property types, typical prices and recent transactions. An agency that "covers all of Dubai" on one page is a candidate for nothing specific.
Regulatory facts. RERA brokerage registration number, office licence, and each agent's RERA broker number on their profile. Buyers ask engines whether an agency is legitimate, and the engine answers from whoever published the numbers.
Named agents with languages. Buyers ask by language more than any other filter. Each agent needs a profile: name, RERA number, areas, languages, years, specialisation, a direct number.
Transactions and proof. Recent sales and leases by area, with month and price band where the client permits. Engines cite agencies that show activity.
Reviews that mention the area and the service. Google and portal reviews are read as text. "Helped us buy off-plan in Creek Harbour from abroad" is worth more than a five-star rating alone.
Process pages for overseas buyers. How to buy from abroad, power of attorney, Golden Visa thresholds, fees and DLD charges, mortgage for non-residents. These are the questions engines get asked most, and the agency that answers them gets named alongside the answer.
Sources the engines cite
Agency websites, Property Finder and Bayut agent and agency pages, Google reviews, DLD and RERA public data, property news sites, developer broker lists, and expat forums. An agency with complete portal profiles, a verified Google Business Profile at its office address, and area pages on its own site covers most of this.
What to do this month
- Build one page per area you work, with property types, price bands and three recent transactions.
- Publish an agent profile for every agent, with RERA number and languages.
- Write the six overseas-buyer process pages above.
- Make the agency name, office address and licence number identical on the website, Google, Property Finder, Bayut and LinkedIn.
- Ask every closed client for a Google review that mentions the area and what you did.

What do Dubai property buyers ask AI assistants about brokers?
Area, property type, budget, language and situation: 'best agency for off-plan under AED 1.5 million', 'RERA registered agent in JVC who speaks Russian', 'broker for an overseas buyer in Dubai Marina'.
Which sources do AI engines use to recommend Dubai real estate agencies?
Agency websites and area pages, Property Finder and Bayut profiles, Google reviews, DLD and RERA data, property news and developer broker lists.
Should a Dubai brokerage publish RERA numbers on its website?
Yes, for the brokerage and for every agent. Buyers ask engines whether an agency is legitimate, and the engine answers from whoever published the numbers.
Do agent language skills matter for AI recommendations?
Yes. Language is one of the most common filters in buyer questions, so each agent profile should state the languages spoken.
